Herebeat Reports sells educational reports about one U.S. address. A report combines public government data (FEMA, Census, USGS, NOAA, FHFA and state sources) with the numbers you enter.

Not advice. A report is an educational estimate. It is not an appraisal, an insurance quote, a flood determination, or legal, financial or lending advice. The building department decides substantial damage; insurers set premiums; lenders decide loans. Verify with licensed professionals before you act.

Your inputs. The 50 % rule figures use the repair and value numbers you enter. If they are wrong, the result is wrong.

Data limits. Government data has dates and gaps. Each report lists its sources with dates and a "What we couldn't check" chapter.

Payment. One-time payment through Stripe. See the refund policy.

Use. The report is for your personal use. Don't resell it.
